Ponding Water

Ponding water is when water collects on a roof and has not been drained for a few days. It begins to accumulate and become stagnant water. It can cause a leaking roof, algae, and moss to grow atop the roof, as well as the other issues that come from a leaking roof.

Poor Maintenance

Poor maintenance can be just as detrimental to a commercial roof as the others on this list.

The regular expansion and contraction can cause fixtures and binders to come loose or break entirely. Holes can also form in the metal roofing and cost significant amounts of money to fix.

Age

Sometimes a roof is simply just old and all these problems will come into play. Old roofs leak, often have weak structural integrity and have not been maintained adequately. 

Roofs should be replaced regularly every five years or so, and to keep from having the problems of an aged commercial roof, be sure to follow that rule of thumb, otherwise, you may have to pay more for water damage.
